Edgemoor, South Carolina
Professional site prep and grading for construction, driveways, building pads, and drainage — serving Edgemoor, Chester County, Rock Hill, and all of York County, SC.
Site preparation is the work that happens between raw land and a construction-ready lot. It's not glamorous, but get it wrong and you'll be dealing with drainage problems, foundation issues, or driveway failures for years. Get it right and everything built on top of it holds up the way it's supposed to.
We handle site prep for homeowners, builders, and developers throughout Chester County, York County, and Lancaster County. Whether you're building a house outside Rock Hill, putting up a barn near Great Falls, or developing a commercial property in the Lancaster area, the process starts the same way — clearing what's there and shaping the land to work with your plans.
Before any grading happens, the site has to be cleared. That means removing trees, stumps, brush, and whatever else is on the land. On building pads especially, stump removal needs to be thorough — any organic material left underground will decompose and cause settling. We don't leave anything underground that's going to cause problems later.
After clearing, we strip the topsoil off the building area. Topsoil is great for growing things, but it compresses and settles under load. It comes off, and you build on the mineral soil below. We'll either stockpile the topsoil for later use on the yard or haul it off, depending on what the project needs.
South Carolina clay is hard when it's dry and slick when it's wet. It doesn't drain well on its own, and if your lot isn't graded correctly, water will find the path of least resistance — which is usually toward your foundation or through your driveway. We shape the land so water moves away from structures and off the property where it's supposed to go.
For building pads, we establish the correct elevation and make sure the finished grade slopes away from the house on all sides. For driveways, we cut a stable base, crown the surface so water runs to the edges, and ensure the approach doesn't pond at the road. For lots with drainage problems, we sometimes cut swales or reshape low areas to redirect water flow entirely.
A lot of properties in this part of South Carolina are off paved roads, and getting in and out requires a gravel driveway that can handle regular traffic and the occasional heavy load. We cut the road bed, set the proper grade, and prepare the base for gravel. If you need the gravel hauled in, we can coordinate that too. A properly built driveway with good drainage will last for many years without constant maintenance.
Septic system installation requires cleared, accessible land for the tank and drain field. If your lot is wooded and you're trying to get a septic system permitted and installed, we clear the area needed, including stumps and roots that could interfere with the system. Drain fields require undisturbed soil and proper drainage — clearing it right the first time matters.
If you're buying raw land and planning to build, get a site visit before you finalize your plans. The topography of your lot may affect where the house can go, where the driveway can access the road, and whether there are drainage issues that need to be addressed before anything else happens. We walk properties with homeowners and builders all the time and can give you an honest read on what you're working with.
If you're a builder working in the Chester County or York County area and need a reliable subcontractor for site prep, call us. We work on a lot of new construction projects and can coordinate with your schedule and your other trades.
"Skipping proper site prep is a mistake that always costs more to fix than it would have cost to do right the first time. We make sure your foundation — and everything built on it — is set up for success."
